A buyer's guide to Bali real estate
Bali — Indonesia's "Island of the Gods" — has become one of Southeast Asia's most active property markets, drawing international buyers from Singapore, Australia, Hong Kong, the UK, and the US. But buying Bali property for sale as a foreigner is not the same as buying at home. Ownership structures, due diligence, and pricing all work differently — and most agents on the island are paid by the seller, not the buyer.

What types of property can you buy in Bali?
Bali offers a broad range of property types — land, villas, and apartments — across areas including Canggu, Pererenan, Berawa, Seminyak, Umalas, Kerobokan, Jimbaran, Uluwatu, the Bukit Peninsula, Ubud, and Sanur. Villas remain the dominant asset class for foreign buyers, whether for personal use, long-term residence, or rental investment. Land plots and off-plan developments are also common, particularly in emerging zones in North and East Bali.
Can foreigners own property in Bali?
Foreigners cannot hold freehold (Hak Milik) title in Indonesia — by law, that title is reserved for Indonesian citizens. However, several legal pathways allow foreign ownership: leasehold (Hak Sewa), typically 25–30 year terms with extension clauses; Right to Use (Hak Pakai), available to foreigners holding an Indonesian residency permit (KITAS or KITAP); and PT PMA company ownership of HGB title for commercial use and larger investments. The right structure depends on your residency status, intended use, and exit plan — which is exactly the kind of decision a buyer's advisor exists to guide.
Bali's most popular areas for buyers
Canggu, Berawa, and Pererenan remain the strongest rental-yield markets, with terraced rice fields, surf, and a dense café and co-working scene. Seminyak is Bali's established upscale hub — beach clubs, fine dining, and premium villas. Uluwatu, Bingin, and the wider Bukit Peninsula have seen the most aggressive premium buyer activity recently, driven by clifftop villa demand. Ubud, the island's cultural heart, attracts buyers prioritising lifestyle over yield, while Sanur offers a calmer, family-oriented coastal setting. Each area carries different pricing, zoning, and rental-licensing realities.
Is buying property in Bali a good investment?
Bali's property market is supported by sustained international tourism demand, a developing infrastructure base, and a relatively stable investment environment. For many buyers, rental yield and capital appreciation both factor into the decision. But "is Bali property a good investment" has no universal answer — it depends on the area, the legal structure, the remaining lease term, and the quality of due diligence done before purchase. Yield projections are only as reliable as the verification behind them.
Why use a buyer's agent in Bali?
Most Bali real estate transactions are seller-driven: the agent earns commission from the seller and is incentivised to close. A buyer's agent — or buyer's advisor — is engaged by the buyer and accountable to the buyer's interests: setting acquisition criteria, running independent verification on title, permits, and zoning, leading negotiation against real comparables, and coordinating legal due diligence with a PPAT notary. For an international buyer purchasing across borders, that independent layer is the difference between an informed decision and an expensive assumption.
