YOUR BUYER'S ADVISOR IN BALI

Most agents in Bali are paid by the seller. Fullers isn’t. We’re a buyer’s real estate agency — delivering pre-screened properties, leading negotiation, and coordinating legal due diligence with a PPAT notary and independent legal and tax consultants. If we wouldn’t put our own family in the property, we won’t give it to you either.

Featured Properties

Every property below has passed our internal pre-screening. Title, permits, zoning, rental viability, exit liquidity.
If it carries the Verified badge, we’d put our own family in it.

Why Fullers

Why Fullers

Five reasons international buyers from Singapore, Sydney, Hong Kong, and Dubai work with us.

1

Buyer-side only

Most agents in Bali are paid by the seller. We work for the buyer — paid through a separate Buyer Advisory Fee, disclosed in writing before we start.

2

Licensed & AREBI

Fullers is a registered Indonesian real estate firm (PT UMA MBAKUL DUTTA) and an AREBI member — Indonesia's national real estate brokers' association.

3

Pre-screened first

Every property we feature passes our internal pre-screening — title, permits, zoning, rental viability, exit liquidity. The risky ones don't reach you.

4

Notary-led legal

After Letter of Intent, we coordinate official due diligence with a PPAT notary and independent legal and tax consultants. We run the process around them.

5

The family test

If we wouldn't put our own family in the property, we won't give it to you. The same standard applies whether you're spending $300K or $3M.

HOW WE WORK

One advisor, one method, one fee. Four phases that take you from first conversation to keys
in hand
 — typically 60 to 90 days from a signed purchase agreement.

PHASE 01

The brief

Before you look at a single property, we map your goals, budget ceiling, ownership structure, and exit plan. The brief is the foundation — and most Bali buyers have never put one on paper.
PHASE 02
We search on-market and off-market against your brief, then run every shortlisted property through our internal pre-screening — title, permits, zoning, rental viability, exit liquidity.
PHASE 03

We lead negotiation against real comparables and coordinate official legal due diligence with a PPAT notary and independent legal and tax consultants. You decide. We execute.

PHASE 04
The work doesn’t end at signing. We introduce a vetted property manager, validate the rental setup against real market data, and stay reachable for 12 months.

Buying property in Bali

A buyer's guide to Bali real estate

Bali — Indonesia's "Island of the Gods" — has become one of Southeast Asia's most active property markets, drawing international buyers from Singapore, Australia, Hong Kong, the UK, and the US. But buying Bali property for sale as a foreigner is not the same as buying at home. Ownership structures, due diligence, and pricing all work differently — and most agents on the island are paid by the seller, not the buyer.

Fullers Properties is a licensed Indonesian Bali real estate agency (PT UMA MBAKUL DUTTA) and AREBI member operating on a buyer-side model. We represent the buyer, pre-screen every property, and coordinate independent legal due diligence — so the decision you make is an informed one.

What types of property can you buy in Bali?

Bali offers a broad range of property types — land, villas, and apartments — across areas including Canggu, Pererenan, Berawa, Seminyak, Umalas, Kerobokan, Jimbaran, Uluwatu, the Bukit Peninsula, Ubud, and Sanur. Villas remain the dominant asset class for foreign buyers, whether for personal use, long-term residence, or rental investment. Land plots and off-plan developments are also common, particularly in emerging zones in North and East Bali.

Can foreigners own property in Bali?

Foreigners cannot hold freehold (Hak Milik) title in Indonesia — by law, that title is reserved for Indonesian citizens. However, several legal pathways allow foreign ownership: leasehold (Hak Sewa), typically 25–30 year terms with extension clauses; Right to Use (Hak Pakai), available to foreigners holding an Indonesian residency permit (KITAS or KITAP); and PT PMA company ownership of HGB title for commercial use and larger investments. The right structure depends on your residency status, intended use, and exit plan — which is exactly the kind of decision a buyer's advisor exists to guide.

Bali's most popular areas for buyers

Canggu, Berawa, and Pererenan remain the strongest rental-yield markets, with terraced rice fields, surf, and a dense café and co-working scene. Seminyak is Bali's established upscale hub — beach clubs, fine dining, and premium villas. Uluwatu, Bingin, and the wider Bukit Peninsula have seen the most aggressive premium buyer activity recently, driven by clifftop villa demand. Ubud, the island's cultural heart, attracts buyers prioritising lifestyle over yield, while Sanur offers a calmer, family-oriented coastal setting. Each area carries different pricing, zoning, and rental-licensing realities.

Is buying property in Bali a good investment?

Bali's property market is supported by sustained international tourism demand, a developing infrastructure base, and a relatively stable investment environment. For many buyers, rental yield and capital appreciation both factor into the decision. But "is Bali property a good investment" has no universal answer — it depends on the area, the legal structure, the remaining lease term, and the quality of due diligence done before purchase. Yield projections are only as reliable as the verification behind them.

Why use a buyer's agent in Bali?

Most Bali real estate transactions are seller-driven: the agent earns commission from the seller and is incentivised to close. A buyer's agent — or buyer's advisor — is engaged by the buyer and accountable to the buyer's interests: setting acquisition criteria, running independent verification on title, permits, and zoning, leading negotiation against real comparables, and coordinating legal due diligence with a PPAT notary. For an international buyer purchasing across borders, that independent layer is the difference between an informed decision and an expensive assumption.

Fullers Properties represents international buyers across Bali — Canggu, Pererenan, Seminyak, Uluwatu, Ubud, Sanur, and beyond. Licensed agency, AREBI member, buyer-side only. Welcome home.
