Sourcing and negotiation across a broader property brief

An Asia-based investment and development principal was considering hospitality and private villa opportunities for himself and a family investment mandate.

The decision behind the search

Our day-to-day contact was not the final decision maker. Recognising this early shaped how we communicated options, addressed questions, and supported approvals.

Working through complexity

The client’s legal team identified a zoning complication on a shortlisted plot. Fullers worked alongside that team, using local relationships to investigate a viable route forward while keeping the legal issues with the client’s advisers.

Negotiation and outcome

As the acquisition extended, the seller pressed for closure and the decision maker’s confidence changed. With a second transaction running in parallel, we helped the client compare the options, steered the search toward the stronger fit, and negotiated substantial seller concessions. The transaction closed.

The continuing mandate

We continue to advise on the client’s property portfolio. Opportunities are screened for return assumptions, zoning viability, and market position before presentation.

An Australian executive appointed Fullers to represent the family through a Bali home search, with the client overseas for most of the process.

A home, with a wider brief

Lifestyle, schooling, and long-term security mattered alongside price. The brief had to translate those priorities into a practical search and a clear basis for comparison.

What the mandate covers

Brief calibration, searches across pre-screened properties and the broker network, local viewings on the client’s behalf, coordination of legal due diligence with independent counsel and a notary, negotiation, and handover.

When the price ceiling becomes a location decision

A private investor planning a residential development of more than 50 units required two to three hectares, suitable zoning, and a strict land-cost ceiling derived from the client’s own feasibility model.

Turning a brief into evidence

Fullers built a live market matrix of comparable parcels and off-market references, screened on a consistent price-per-square-metre basis. Findings were delivered in a written report and a two-page summary.

Maintaining discipline

We screened off-market parcels through our network. One option was declined at approximately three times the client’s ceiling.

The recommendation

The land-cost ceiling pointed to a choice of location, rather than simply a harder negotiation. We ranked three acquisition routes with their trade-offs visible so the client could choose how to proceed.

Current position

The search remains ongoing. The work to date has clarified the available routes and kept the search tied to the client’s feasibility assumptions.

Clarifying the requirement before sourcing land

A Singapore-based family office was exploring land for a family compound. The principal’s executive assistant was gathering information from several firms ahead of a Bali visit.

The first question

The stated land area converted to approximately 1.2–1.5 hectares. That scale was unusually large for the requested combination of zoning and view.

Our response

We clarified the actual land requirement before beginning the search. The enquiry remains ongoing; no acquisition outcome is claimed.

How is a Private Office engagement structured?

Every Private Office engagement is scoped individually. The mandate and fees are agreed case by case in writing before work begins.

Can you work with our existing family office and advisers?

Yes. Fullers can act as the local property counterpart to your family office, executive assistant, lawyer, tax adviser, and other authorised representatives. We agree the reporting lines and approval responsibilities at the start. Independent professionals remain responsible for advice within their own scope.

Can you represent us while we are overseas?
