Freehold Villa Canggu

Freehold villas in Canggu — what foreign buyers should know

These are freehold-title (Hak Milik) villas in Canggu — Berawa, Pererenan, Echo Beach, and Batu Bolong. "Freehold" here describes the title the property holds, which matters for value, resale, and the structures available to you. It does not mean a foreign buyer can personally hold that title — and understanding that distinction is exactly where a buyer's advisor earns their place.

Important: Foreigners cannot hold freehold (Hak Milik) title directly in Indonesia — by law, it is reserved for Indonesian citizens. Freehold-title villas are still relevant to foreign buyers, but they are accessed through specific legal structures. Fullers explains exactly which structure applies before you commit.

What "freehold" actually means on a Canggu listing

When a villa is listed as freehold, it means the underlying land is held under Hak Milik — the strongest and most permanent title in Indonesia. Freehold-title property tends to hold value well and is generally more liquid on resale than leasehold. That's why buyers care about it. But the title sits with an Indonesian citizen or entity — so the real question for a foreign buyer is not "can I buy freehold" but "what is the correct, legal structure for me to access this freehold-title property."

How foreign buyers access freehold-title villas

Depending on your residency status and intended use, the common pathways are: PT PMA company ownership of HGB title (the company holds a building-rights title derived from the land — used for investment and commercial purposes); Hak Pakai (Right to Use), available to holders of an Indonesian residency permit such as KITAS or KITAP; or a long-term leasehold (Hak Sewa) agreement structured over the freehold land. Each has different cost, control, tax, and exit implications. The wrong structure is one of the most expensive mistakes a foreign buyer can make in Bali — and it is entirely avoidable with the right advice up front.

Canggu's freehold-title areas — Berawa, Pererenan, Echo Beach, Batu Bolong

Freehold-title villas appear across Canggu's sub-areas. Berawa is the most developed — beach clubs, schools, dense amenities. Pererenan is quieter, with strong recent buyer interest. Echo Beach and Batu Bolong sit closest to the surf. Title type, zone classification, and price all vary plot by plot — every listing here shows its zone and tenure so you can compare on the facts.

What we verify before you commit

Every villa marked Verified has passed Fullers' internal pre-screening — title, permits, zoning, rental viability, and exit liquidity. For freehold-title property specifically, we confirm the title is clean and transferable, and we set out the structure available to you in writing before anything is signed. After Letter of Intent, official legal due diligence is carried out with a PPAT notary and independent legal and tax consultants. We coordinate the process; the legal work is done by qualified professionals, not by the agency.

Comparing freehold and leasehold in Canggu

Freehold-title villas are not automatically the right choice. Leasehold (Hak Sewa) often has a lower entry price and can suit a defined holding period or a clear exit timeline. Freehold-title property generally holds value and resells more easily, but the access structure adds complexity and cost. Which is right depends on your residency, how long you intend to hold, and your exit plan.
