Leasehold villas in Bali — a buyer's guide

Browse verified leasehold villas in Bali across Canggu, Pererenan, Berawa, Seminyak, Umalas, Ubud, Sanur, and the Bukit Peninsula. Leasehold (Hak Sewa) is the most common structure for foreign buyers in Bali — and for good reason. Every villa here is pre-screened, and Fullers represents the buyer, not the seller.

What is a leasehold villa in Bali?

A leasehold villa is held under Hak Sewa — the right to use a property for a defined term. Terms are typically 25 to 30 years, with extension options negotiated and documented upfront. The land itself remains under the freeholder's title; what you hold is the secured, contractual right to use it for the lease period. For foreign buyers, leasehold is the most direct legal route into the Bali market — it doesn't require an Indonesian residency permit or a company structure.

Why most foreign buyers choose leasehold

Leasehold typically has a lower entry price than equivalent freehold-title property — often in the region of 60–70% of freehold value, depending on the remaining term and how secure the extension is. It's well suited to buyers with a defined holding period, a clear exit timeline, or a specific budget. It is not a "simpler" version of ownership — it's a different legal instrument with its own things to check carefully: the length of the term, the exact extension mechanism and cost, and what happens to the building and any improvements at expiry. Done properly, those questions are answered in writing before you sign.

Where Bali's leasehold villas are

Leasehold villas are available across the island. Canggu, Berawa, and Pererenan for the strongest short-term rental demand; Seminyak and Umalas for established upscale areas; Uluwatu, Bingin, and the Bukit Peninsula for clifftop and ocean-view property; Ubud for lifestyle buyers prioritising calm over yield; Sanur for a quieter coastal base. Term length, zone, and price vary listing by listing — every villa here shows its tenure and zone so you can compare on the facts.

What to check before buying a leasehold villa

The diligence on a leasehold purchase is specific: confirm the remaining lease term and that it suits your plans; review the extension clause — whether extension is guaranteed, at what cost, and on what notice; verify the underlying title and the freeholder's right to lease; check permits, zoning, and rental licensing; and confirm what happens to the structure at lease end. This work is carried out with a PPAT notary and qualified legal counsel — Fullers coordinates the process and makes sure none of it is skipped.

Leasehold or freehold — which is right for you

Neither is automatically better. Leasehold has a lower entry price and suits a defined timeline; freehold-title property generally holds value and resells more easily, but for foreign buyers it requires a specific access structure that adds cost and complexity. The right answer depends on your residency, how long you intend to hold, your tax position, and your exit plan.
